Zoning, bylaws, and land use reviews
What's allowed, what needs a variance, what's a hard stop. We give you a plain-language read before anything moves forward.
Most landowners with developable property know they’re sitting on potential. What they don’t know is how much work stands between that potential and a building permit.
Before a single shovel moves, there’s feasibility, surveys, rezoning, municipal approvals, engineering, and design. Each one a decision point that can stall a project or sink it entirely. Most landowners navigate that process alone, stitching together consultants who don’t share accountability.
We do it differently. Our team leads the full scope of pre-development work, backed by the engineers and consultants who know this ground. You have one expert point of contact from first conversation to final build.
That’s the gap we work in.
You know you’re sitting on something valuable. What you might not know yet is which path makes sense: out clean or a fair sale, no complications, done. Or build on it and see what it becomes. We’ll give you a straight answer on both with no pressure.
You have funds and want a proven operator who will manage the full scope; permitting, sitework, design, build, and delivery. You want a partner who can handle the complexities while keeping you informed. We have a proven track record of doing just that.
We approach every townhouse with the finished community in sight from the start. That means weighing who the homes are for alongside what the market is asking for, then planning the density a property can carry without overcrowding it. Scale, parking and access are all thoughtfully incorporated.
We design for real living, so square footage stays balanced, with room to move, proper storage and private backyards that make a place feel like home. We lead with floorplans proven to work build after build. Architecture is just as deliberate, matched to the neighbourhood as it looks today and how it will evolve twenty years from now. Every decision pulls against the next, so style, space and budget have to work together, not get chased one at a time. Getting density, liveability and the neighbourhood to agree takes experience: and we’ve got that.

We believe a subdivision is done right when you drive through and see variety, movement and homes that belong together. That’s why we mix the plans, flip the layouts, and change up rooflines and siding so the neighbourhood feels like it grew in rather than got stamped out
We design around who might live there and what daily life needs, from where the backpacks land to kitchen cooking flows to where your outdoor speakers on the deck live. Indoors the attention is given to beautiful finishes customized to the clients needs in durable materials. Every detail is obsessed over to make it right. All of this starts with due diligence: the zoning, what the Official Community Plan envisions, and a civil review of roads and access to be sure it pencils out. Get every piece right, and a subdivision becomes a place people are proud to call home.

A condo is a complex build. Stacking homes on top of each other means a stricter building code with architects and engineers working in fine detail. The technical side is just the starting line. Many condo owners are trading the lawn and the upkeep for freedom, and that should never mean trading away space or quality.
So we design with that in mind: layouts that flow, rooms that breathe, and finishes that hold up. The site sets the ambitions, whether that’s height for an ocean view or underground parking. It all has to agree, from the suites to the exterior to the corridors. Even within those tighter constraints, we’ve been known to include personalization where it counts. In our Balmoral project, the penthouses got treated like custom homes inside the shared building. We believe the best condos should still feel like the right place to live in twenty years, not just on move-in day.

Development stalls when the process gets complicated and the team gets fragmented. Here’s what’s already taken care of when you work with us.
What's allowed, what needs a variance, what's a hard stop. We give you a plain-language read before anything moves forward.
Applications, resubmissions, variance requests, engineering sign-offs. We know the process and we don't lose momentum when it pushes back.
We have long-standing relationships with local government, bylaw offices, and approvals bodies in the Comox Valley. We know who to call, how to communicate, and when to push.
We genuinely care about this community. Every project is developed with the right partners to make sure it respects the land, the community, and the valley it’s part of.
From first feasibility conversation to finished asset — nothing gets handed off to someone who wasn’t in the room when the plan was made.
We evaluate your site, zoning, constraints, and realistic value ranges to give you an honest picture of what’s developable and what it’s worth. No inflated projections. No wasted time.
A — Sell your land If a clean exit makes the most sense, we’ll make you a direct offer based on what the site can realistically support. Fair number, straight conversation, no obligation to go further.
B — Build with us If development is the right move, we move into full partnership — and everything below is taken care of.
We manage the regulatory process: applications, hearings, variance requests, engineering coordination. The bureaucratic heavy lifting stays off your desk.
Full build capability in-house. Conventional builds, modular, complex sites, off-island logistics. We’ve done it. The design reflects the budget and the market, not just the concept.
We see it through to a finished, sellable or rentable asset. The goal is a delivered outcome, not a handed-off problem.
We know ‘developer’ isn’t always a word people trust. We’ve sat in public hearings. We’ve seen how projects can go wrong when the team overpromises and under delivers. We operate differently, which means we’ll tell you early if a site doesn’t pencil, and we won’t take on a project we can’t see through.
If you want to sell your land and be done with it, that’s a real conversation we have. We purchase land directly, and we’ll give you a straight assessment of what it’s worth and what we’d pay. No inflated promises to get you in the room.
If a development partnership is what you’re after, that’s a higher bar, but when it’s the right fit, we see it through completely.
